How we calculate

With an annuity mortgage you pay the same amount every month: mostly interest at first, mostly repayment later. With a linear mortgage you repay the same amount every month and the interest goes down. The monthly rate is the yearly rate divided by twelve.

The interest you pay is deducted from your income. Against it stands the eigenwoningforfait, a small percentage of the WOZ value added to your income. If the forfait is higher than the interest, only part of it counts (Wet Hillen). In the top bracket the deduction saves tax at no more than the second bracket rate.

The tax benefit is the difference in income tax with and without the home, including the general tax credit, which goes up as your income goes down. For later years we use the rates of the chosen year and the same income. You get the benefit back after filing your income tax return, or every month if you request a provisional assessment (voorlopige aanslag).

This is an estimate. A tax partner, a different split of the deduction, refinancing, a mortgage from before 2013, a rate change after the fixed-rate period or future tax changes change the result. How much you can borrow is not covered here. This is not personal tax advice or financial advice.

Frequently asked questions

What are the monthly costs of a €300,000 mortgage in the Netherlands?

At 4% interest over 30 years, an annuity mortgage costs €1,432 gross a month. A linear mortgage starts higher, at €1,818, and the payment goes down every month. After the mortgage interest deduction your net monthly cost is lower: enter your income in the calculator for your own amount.

What is the difference between an annuity and a linear mortgage?

With an annuity mortgage you pay the same gross amount every month: mostly interest at first, mostly repayment later. With a linear mortgage you repay the same amount every month; because your debt goes down faster you pay less interest in total, but the payments are higher in the first years.

How much mortgage interest deduction do I get back in 2026?

You deduct the mortgage interest you paid from your income, after adding the notional rental value (eigenwoningforfait). That saves tax at no more than 37.56%, even in the top bracket. The deduction lasts at most 30 years and only for a loan you repay at least on an annuity basis.

What is the eigenwoningforfait?

An amount added to your income because you live in a home you own. In 2026 it is 0.35% of the WOZ value for most homes: with a WOZ value of €400,000 that is €1,400 a year. For the part of the WOZ value above €1,350,000 the rate is 2.35%.
